For many people building a home, one of the biggest concerns isn't choosing a floorplan or finding the right block - it's understanding how construction loans actually work.

The good news? They're much simpler than most people expect.

Construction loans are specifically designed for people building a new home. Rather than borrowing the full amount upfront like you would when buying an established property, your lender releases funds in stages as your home is built. Once you understand the process, it all starts to make a lot more sense.

Let's break it down.

What Is a Construction Loan?

A construction loan is a home loan designed specifically for building a new home.

Unlike purchasing an established house, where the full loan is provided at settlement, construction loans are paid to your builder in progress payments as construction reaches certain milestones.

This means you're generally only paying interest on the funds that have been drawn down, rather than the entire loan amount from day one. For many buyers, this can make the construction period more manageable financially.

Why Are Construction Loans Different?

Building a home happens over several months, not overnight.

Your builder doesn't need the full payment upfront - they're paid progressively as different stages of the build are completed.

This protects both you and the lender by ensuring payments are only made as construction progresses.

It's a system that's designed to keep the project moving while giving everyone confidence that work is being completed as agreed.

What Are Progress Payments?

One of the biggest differences with a construction loan is how the money is paid to your builder. Instead of receiving the full loan amount upfront, funds are released in stages throughout the build.

These are known as progress payments.

Although the exact stages may vary between builders and lenders, they commonly include:

1. Deposit

The initial payment made when your building contract begins.

2. Base Stage

This usually covers laying the slab or foundations. Once the foundations are complete, the first major payment is made to the builder.

3. Frame Stage

At this point, the frame of your new home has been completed. You'll start to see the shape of your home taking form.

4. Enclosed or Lock-Up Stage

External walls, roofing, windows and doors are generally installed. Your home is now "locked up" and protected from the weather.

5. Fixing Stage

Internal work begins.

This often includes:

  • Plasterboard

  • Cabinetry

  • Waterproofing

  • Internal doors

  • Tiling

  • Joinery

The home is starting to look much more complete.

6. Practical Completion

The final stage is reached once construction has been completed and any agreed inspections have taken place.

After the final payment is made, you'll generally receive the keys to your new home once settlement requirements have been met.

Do You Pay a Mortgage While Your Home Is Being Built?

This is one of the questions we're asked most often. In many cases, yes - but not in the way most people expect.

Because funds are released gradually throughout construction, you'll generally only pay interest on the amount that's already been drawn down by your lender. As more progress payments are made, your repayments gradually increase.

Once construction is complete and the full loan has been released, your repayments usually transition to normal home loan repayments.

Every lender is different, so it's important to discuss how repayments will work for your individual circumstances.

What Happens If Construction Takes Longer Than Expected?

While everyone hopes construction runs exactly to schedule, delays can sometimes happen.

Factors such as weather, material availability or trade shortages can occasionally affect build time.

If this occurs, your lender and builder will generally continue working together throughout the process.

The most important thing is maintaining open communication and understanding how any delays may affect your loan.

An experienced builder will keep you informed throughout your build so you're not left wondering what's happening next.

Can You Make Changes During the Build?

Yes - but it's worth thinking carefully before making changes after construction has begun.

These changes are known as variations.

While changing your flooring, kitchen or layout may seem minor, variations can:

  • Increase your build cost

  • Delay construction

  • Require updated approvals

  • Affect your finance

That's why it's usually a good idea to spend extra time choosing your selections before construction starts. The more decisions that are finalised upfront, the smoother your build is likely to be.

Should You Use a Mortgage Broker?

Many buyers choose to work with a mortgage broker when building a home. A broker can help explain:

  • Different lenders

  • Loan options

  • Interest rates

  • Government incentives

  • Borrowing capacity

  • Construction loan requirements

Because every buyer's circumstances are different, having someone explain your options in plain English can make the whole process feel much less overwhelming.

If you don't already have a broker, we're always happy to recommend experienced professionals we've worked with and trust. There's absolutely no obligation - we simply want our clients to feel informed and supported from the very beginning.

Building Finance Doesn't Have to Be Complicated

At first glance, construction loans can seem confusing. But once you understand that the loan simply follows the stages of your home's construction, it becomes much easier to see how everything fits together.

The key is surrounding yourself with experienced professionals who can explain the process clearly and help you make informed decisions every step of the way.

Building your home should be exciting - not stressful.

Frequently Asked Questions

Is a construction loan different from a normal home loan?

Yes. A construction loan releases funds in stages as your home is built, whereas a standard home loan is usually paid in full when purchasing an established property.

Do I need pre-approval before choosing a house and land package?

Yes. It's highly recommended to obtain pre-approval before you start looking at house and land packages. Not only does it give you a clear understanding of your borrowing capacity, but many developers across South East Queensland now require buyers to have finance pre-approval before securing a block of land. It also helps you focus on homes that comfortably fit within your budget.

How long does a construction loan last?

Construction periods vary depending on the builder and project, but many new home builds are completed within several months. Your lender can explain how your loan applies during this time.

Can first home buyers get a construction loan?

Yes. Many first home buyers use construction loans when building a new home. Eligibility depends on your financial circumstances and your chosen lender's requirements.

Can I use the First Home Owner Grant with a construction loan?

If you're eligible for the Queensland First Home Owner Grant, you may be able to use it towards building a new home. Eligibility requirements and government incentives can change over time, so it's important to check the latest information or speak with your broker or lender.
